In this instance, the bridge is leveraged against a currently owned property, or a new property being acquired. Because underwriting is based on the valuation of the property, lenders can move fast, closing in a matter of days or weeks. The buyer can access funds quickly. If a new property is being acquired, they can negotiate a discount with an all-cash offer, get into the property promptly, upgrading, modifying, or styling the property while continuing to use their current real estate for business. The transition is then relatively seamless with little downtime. The previous property can be sold to repay the bridge and any prior permanent loan, or the new property can be refinanced with a permanent loan, expanding the business’s property holdings.
